Question: Getting a mortgage while enrolled in a Debt Management Plan?

Does anyone know of any types of loans or lenders who will consider applicants who are currently enrolled in a debt management plan (DMP) or Credit Counseling Program (CCCS)? I have been making monthly payments on my DMP for almost a year, but have several more years to go. I would really like to buy a house. I would be a first time home buyer. Does anyone know whether this is possible?

Answer: Actually, I know someone who was in the same boat. Had a credit score of 560, was approved for an FHA loan through a local bank, but had to get a letter from the debt management company saying it was ok to assume new debt.

We are drowning in debt. So far we have managed to get our MINIMUM monthly payments out each month but we are getting no where. Would a debt management program be a good option for us? What exactly is it? Where do I find a reliable one to work with?

Enrolling in a debt management program

You will have a consumer debt management credit counseling session with a counselor of the debt management service organization you have chosen. The counselor will go over the ins and outs of a debt management program with you. The session often lasts one hour and is usually free. Then you take home the paperwork, discuss with your spouse or think it over. Then you fill out the application form that is usually many pages long. Once the application form is accepted, you are on the debt management program.

Check the fees associated with the debt management program

Bear in mind that each debt management program costs something. There are large fees and small fees for any debt management programs. So, before you sign on the dotted line, verify what fees you are committed to paying. Don’t just believe what the counselor say, read the contract thoroughly!

Provide creditor statements to the debt management program

Once your application form is put into the system which can take a week or so, the consumer debt management program will require many statements from all creditors from you. They will also need to pull your credit report to ensure that all information you provide them match what’s on your credit report.

Negotiate new rates on your debts

In the meantime, the debt management program will be in touch with all your creditors to try to negotiate the new rates that are standard for their customers. Some creditors will accept immediately.
